Abstract :
Urban regeneration, as a key strategy for achieving sustainable urban development, plays a vital role in enhancing quality of life, preserving cultural heritage, and improving urban infrastructure. The city of Isfahan, with its rich history, culture, and architecture, provides a suitable context for examining the impacts of regeneration in historically valuable urban areas. The Jolfa neighborhood, a prominent example of urban regeneration in Isfahan, is notable for its cultural diversity, historic architecture, and tourism potential. This study aims to explore the role of regeneration in sustainable development, focusing on social, environmental, and economic dimensions within Jolfa. The research adopts a qualitative methodology, including document analysis, field observation, and interviews with residents and local experts. Findings indicate that regeneration efforts have strengthened community identity, improved urban services, preserved historical character, and enhanced social interaction. However, challenges such as tourism pressure, imbalanced land-use changes, and limited citizen participation remain. The paper concludes with recommendations for strengthening local governance, leveraging smart technologies, and fostering inclusive participation to advance sustainable regeneration in similar urban contexts.
